After a heavier rainfall, take a look at your driveway, patio, walkways, and the areas surrounding your home’s foundation.
Is water pooling in one section of your driveway? Is it sitting against your garage? Is water consistently moving toward your house instead of away from it?
Standing water should not be ignored.
Proper pitch and grading are important parts of concrete and asphalt installation because they help move water in the appropriate direction.
If you are planning a new driveway or patio, drainage should be considered from the beginning of the project rather than treated as an afterthought.
3. Clean Leaves and Debris Off Your Pavement
Fall leaves look great on the trees. They are less helpful when they sit on your driveway for weeks.
Regularly removing leaves, dirt, sticks, and other debris keeps your property looking maintained and makes it easier to see the actual condition of your pavement.
Wet leaves can also become slippery on concrete walkways, patios, steps, and other high traffic areas.
For commercial properties, keeping sidewalks and parking areas clear becomes even more important as fall weather arrives and daylight hours become shorter.
4. Consider Asphalt Maintenance Before Winter
If you have an asphalt driveway or parking lot, fall is a good time to evaluate its condition.
Cracks, potholes, worn areas, and other pavement problems can become more vulnerable once winter weather arrives.
Depending on the condition of the asphalt and current weather, maintenance such as crack repair, pothole repair, or sealcoating may help protect the surface and extend its useful life.
Sealcoating can provide an additional protective layer for asphalt while also refreshing its appearance. However, asphalt services are weather and temperature dependent, which is another reason not to wait until the first freezing day to start thinking about maintenance.
5. Check Your Concrete Before Freezing Temperatures Arrive
Your driveway is not the only concrete around your property that deserves attention.
Take a look at:
• Sidewalks
• Walkways
• Patios
• Steps
• Garage floors
• Concrete aprons
• Concrete pads
• Commercial sidewalks and entrances
Watch for cracking, sinking, uneven sections, surface deterioration, or areas that could create a trip hazard.
If you manage a commercial property, fall is an especially good time to identify problem areas before snow and ice make them more difficult to see and manage.
6. Decide Whether Repairs or Replacement Make Sense
One of the most common questions we hear is whether a damaged driveway can simply be repaired.
The answer depends on the driveway.
A small isolated problem may have a completely different solution than widespread cracking, sinking, drainage issues, or a driveway that has already undergone several rounds of repairs.
The condition of the base underneath the pavement also matters.
